Windstorm insurance in Aransas Pass: three counties, one coastline, one set of rules

Working-waterfront exposure that residential forms miss

Aransas Pass is a working coast — boat yards, dry storage, bait stands, marina operations, contractors serving the bay. Those exposures do not fit a homeowners policy. Wind coverage on a commercial structure, business personal property, boats in storage and business interruption after a named storm are separate underwriting conversations, and the limits people carry are usually the ones they bought years ago at a smaller scale.

For homeowners, the same principle applies at a smaller size: sheds, carports, dry-stack storage and trailers are commonly excluded or sub-limited under a windstorm policy unless scheduled.

TWIA eligibility and the WPI-8

TWIA requires a WPI-8 certificate of compliance for construction, alterations, re-roofs and window or door replacements. Aransas Pass has seen steady rebuild and re-roof activity since Harvey; certificates that were never pulled are the most common eligibility problem we see here. Check before renewal, and before you buy a property.

Deductibles are percentage-based on the coast — often 1% to 5% of the dwelling limit — so the number that matters is what you would owe on one storm, not the monthly premium.

Hail claims, not hurricanes, drive most non-renewals

The Coastal Bend takes spring hail in years with no tropical activity. A hail-damaged roof that was never inspected or claimed is the quiet reason wind coverage gets non-renewed at the worst possible time. If you have not had a roof inspection since the last significant hail event, get one, document it, and keep it with your policy.

Yes. Aransas Pass sits across San Patricio, Aransas and Nueces counties, all of which are designated Texas coastal counties for windstorm purposes.

Does windstorm cover my boat or boat storage?

Not under a homeowners windstorm policy in most cases. Boats need watercraft coverage, and dry-stack or yard storage exposure is a commercial conversation. Ask before hurricane season.

What if my re-roof has no WPI-8?

Do I need flood insurance too?
