A homeowners policy bundles several distinct coverage types. We walk you through every layer so you know exactly what you have, what limits apply, and where you might need an add-on.

Dwelling Coverage

Repairs or rebuilds your home structure (walls, roof, floors, built-in appliances) after fire, wind, hail, or other covered perils. Based on actual rebuild cost, not market value.

Personal Property

Covers furniture, electronics, clothing, and belongings if stolen or damaged. Coverage extends to items temporarily outside your home, like in your car or a hotel room.

Liability Protection

Protects you if a guest is injured on your property or you accidentally damage someone else’s property. Covers legal defense, court judgments, and medical payments.

Additional Living Expenses

If your home is uninhabitable after a covered loss, this pays for hotel stays, restaurant meals, laundry, and all extra living costs while repairs are underway.

Other Structures

Extends coverage to detached garages, sheds, fences, and driveways on your property. Typically 10% of your dwelling limit. We review this to make sure it is enough.

Optional Add-Ons

Jewelry, watches, art, and firearms are typically capped at $1,500 or less. A scheduled items endorsement insures each piece at its full appraised value with no deductible.

Mold & Water Backup

Sewer backup and mold damage are typically excluded or severely sublimited. A water backup endorsement is one of the most cost-effective add-ons for any Gulf Coast home.
Not Covered

Home Business Liability

Not always. In Nueces County and other first-tier coastal counties, many homeowners policies exclude wind and hail, and that coverage is carried on a separate windstorm policy through a private carrier or TWIA. We read your declarations page and tell you in writing which one you have.

No. Flood is always a separate policy, through the NFIP or a private flood carrier. A large share of paid flood claims come from properties outside the mapped high-risk zone, which is why we quote it even when your lender does not require it.
