When a hurricane damages the building and the association’s policy falls short or carries a large deductible, that cost gets split among unit owners. Loss assessment coverage pays your share. On the Texas coast this is not a theoretical risk, and default limits of $1,000 are usually far too low.

Walk the unit and price what you would have to replace from bare studs. That number is your dwelling limit, not the purchase price of the condo and not the association’s number.
Also check the master policy deductible. Coastal Texas associations commonly carry wind deductibles of 2-5% of the building value, and your loss assessment exposure is a share of that figure.
